Hi Everyone,
i just thought i'd let everyone know that i've found out something quite interesting tonight.
After pursuing my complaint regarding my stolen bike with Jamie @ Gordon & Co, i received a response from Theo @ HML Andertons regarding my complaint. I have since asked him who he is and why he is involved and he has informed me that HML Andertons bought Gordon & Co as of the 1st March 2017.
This came to me as a surprise considering they hadn't informed us and from what he has said, he knows nothing about our building.
I would recommend anyone who currently has a complaint with Gaji or Jamie @ Gordon & Co just forget this because in my experience, they have been terrible. If you want your complaint addressing, i would recommend you contact Theo at Theo.deLemos@hmlandertons.com. Already he has been more responsive than Gaji and Jamie. He has even responded to me tonight at 11.30pm.
If you have any questions, just respond here and i'll answer as much as i can.

Hello everyone. This Friday 23rd June at 1pm, Sharon Aplin, head of customer services at Crest Nicholson Eastern, will be coming to visit Evoco to go through remaining issues and concerns that we have. She will also be attending site with representatives from HML Andertons, the property managers that will be taking over from Gordon & Co.
I will be dropping a leaflet in your letterboxes tonight, and I would appreciate if you could list any remaining issues in your apartment, issues in communal areas, and general questions that you would like answered. Please fill in the form and post it back to Flat 36’s post box by Wednesday 21st, and I can review the issues and collate everything together (if the list is too big just write in the back!)

Hi Guys,
Just to piggy back on this thread... I spoke to HML after receiving the letter informing us they had taken over from G&C.
They informed me that currently we should NOT pay additional money in to the G&C account (we were up until last month) and that they will be sending around updated details with a tenancy reference shortly.

Hi Guys,
Just received 2 updated invoices today from HML stating we owe the following:
Annual ground rent - £250 Service charge (presumably 6 months) - £823.66
Since we already paid the £250 annual service charge to Go&Co in January, we're not paying that.
We're also refusing to pay the new service charge since the previous 6 months worth was not fulfilled, as Simon mentioned above.

I'm getting confused with these takeovers and various invoices coming in!
We agreed with Gordon and Co that we would pay monthly, so I wasn't expecting a full invoice. I just spoke to HML (Warren is the most miserable, unfriendly person I have ever spoken to!), and they've agreed to honour the instalments for the rest of the year but after that it will always have to be paid in full.
Are you guys refusing to pay it?

Also our ground rent has been invoiced at £300 and service charge at £692.66 - shouldn't it be the same cost for everyone?

Hi Katy,
I tried to call them earlier today, but apparently they're all busy so will call me back.
I see no reason to pay the ground rent, the original statement from Go&Co in January indicated that £250 covers 1 Jan 2017 - 1 Jan 2018. So, HML are either trying to double the ground rent (by charging £250 for the last 6 months of the year) in which case they owe us a £125 rebate for the 6 months that Go&Co aren't covering, or completely ignoring the original payment made to Go&Co.
There is no way I'm paying the full service charge upfront at any point, given the poor service from Go&Co. How they expect anyone to have that sort of money within 14 days is beyond me.

Managed get through to the 'lovely' Warren.
He said to ignore the ground rent as that's legacy from Go&Co.
On discussing the service charge, apparently the terms of our lease indicate that this needs to be paid every 6 months in advance. Like you, he agreed to monthly instalments until the end of the year. To be honest, he was very abrupt on the phone and said that Go&Co were wrong to allow monthly payments in the first place, the only way they'd consider monthly instalments is 'if you lost your job'. Very pleasant.
I don't think we'll get much further with Warren, but I'm going to call Crest to see what advice they can offer.
With all the issues we've with the flat, this experience has been extremely disappointing.

Ok that's good about the ground rent, that makes sense.
I guess we'll continue our instalments for now and see what happens nearer the time.
The service so far has been appalling, very disappointing.
I would be interested to hear how you get on speaking to Crest.

There is no way I am paying 6 months in advance. The charges are already higher than what Crest said they would be and for what? The service has been appalling. I will give him a call tomorrow and see what he says. If he tries to be rude I can be ruder. He's more than welcome to take me to small claims court. Not being able to pay in monthly installments is unsustainable and we all have other bills and outgoings.

Hi All,
Major update regarding HML Andertons. As suspected Warren was extremely rude. He is counting on threatening and manipulating all of us to pay 6 monthly. His claim is that we all supposedly agreed to do this and that it's in our lease. I said it's certainly not in my lease (which I had my lawyer check over with a fine toothcombe) and I said to him I know for a fact not everyone will agree to do this in the building. Please, please make sure you don't do this and let him threaten you. Monthly payments are more than reasonable. Also, I told him that he has a cheek sending an invoice with no cost breakdown, claiming they took the £7k off for landscaping but if that's the case then why are we paying £170 more than last year? Please demand a cost breakdown and a refund from last year which we are owed. I told him in no uncertain terms he will get monthly payments and that he should be grateful to get that, or he can take me to small claims. We would be insane not to question this. Two management agencies in less than a year. How do we know there won't be a 3rd? What happened to people that paid Gordon and Co a year in advance? Who's refunded them?
Up to you guys what you do individually but I firmly believe we need to stand together and ask some pertinent questions. We are throwing our money down the drain like this.
